The Preconstruction Manager is responsible for providing direction throughout the preconstruction phase of large volume ministry projects from inception thru turn over to Operations at the working location of Central Office - Indianapolis, IN. The Preconstruction Manager shall engage with both internal and external entities to ensure that commitments to clients are being satisfactorily met and consistently communicated. The Preconstruction Manager shall oversee estimating, scheduling, and purchasing functions as they relate to preconstruction services. Effective management of the preconstruction process and the establishment of value added services shall create future opportunities with respected industry partners.  Preconstruction Manager shall be familiar with Integrate Project Delivery.

Responsibilities

Prepare and analyze cost models during design development and/or bidding period

  • Produce, coordinate, analyze and forecast cost estimates for conceptual projects utilizing internal cost data.
  • Prepare summary reports including return on investment analysis.
  • Advises planning and local facilities teams on cost potential.

 

Organize and lead preconstruction operation review meetings

  • Lead the transition meeting between preconstruction team and facility operations.
  • Coordinate follow up meetings as needed.
  • Serve as the liaison with stakeholders, designers, facility and construction teams as needed to effectively transition projects to operations.

 

Manage contractibility reviews to identify potential risk factors and cost drivers. 

  • Proactively identify and solve design/construction issues to minimize risk and enhance profitability projections.
  • Manage and lead design team, construction team and stakeholders to effectively integrate and communicate.

 

Act as a reviewer and advisor for budget exercises, constructability reviews, schedules, logistics, safety and value analysis to represent best interest of the Owner 

  • Verify and communicate discrepancies of project development.

 

Monitor preconstruction budgets with focus on preconstruction recoveries. 

  • Verify status of scope and estimates and trending reports.
  • Advise on work in place experience as compared to estimates.

Qualifications

Education:    

  • Bachelor’s degree in Engineering, Construction Management, Architecture or related field required                     
  • Master’s degree in related field preferred

License/Certification:                  

  • Certification in Construction, Engineering, Facilities Management or related field preferred

Experience:     

  • Five to ten years of related experience required

Knowledge, Skills and Abilities:

  • Comprehensive knowledge and understanding of problem solving
  • Strong analytical skills
  • Ability to track changes at high level of detail and articulate changes.
  • Proficient in MS Office, eBuilder, analytical and estimating software and web based technologies.
  • Detail oriented.
  • Ability to ensure accuracy of budgets produced.
  • Continuous ability to review and update templates for accuracy.
