Overview

The Building Automation Technician III serves as the lead for the Building Automation Team. The assigned work location is Columbia St. Mary's Hospital in Milwaukee, WI. This position is responsible for driving the execution for maintenance, installation, repair, testing, and inspection of Building Automation Systems and equipment.  She/he is the subject matter expert on Building Automation and controls and will ensure the team and facility meets national, state, and local regulatory requirement. This position will perform master level building automation (Energy Controls) trades work with considerable independence and latitude in judgment concerning methods, materials, and priority of assigned work orders. Position is responsible for ensuring efficient operation of energy controls function according to their design. 

Responsibilities

Building Automation System Maintenance and Repair – 40%

  • Diagnoses trouble or defect, determines corrective action and repairs system.
  • Performs preventative maintenance and diagnostics on automation system and components according to hospital and industry standards.
  • Addresses complete and incomplete work orders, customer complaints from internal and external sources and ensures follow-up activity toward the resolution of such complaints. 
  • Responsible for replacements, upgrades, adjustments, and calibration on automation systems and components following issued tasking, maintenance, troubleshooting and installation instructions.
  • Ability to write, edits, and debugs Siemens and Trane program code with minimal guidance from vendors. Ability to lead, guides, and instruct lower level technicians, other crafts, and contractors when needed for the proper maintenance and installation of building.
  • Troubleshoots, adjusts, calibrates, repairs, and replaces electronic, electrical, mechanical, hydraulic, and pneumatic control systems and devices.
  • Performs preventive maintenance tasks according to established schedules, i.e., test and adjust damper motor operation, review controls sequence, replace bad sensors, t-stats, humidity sensors, checking integrity of wiring.
  • Handle over-rides and special programming, as needed.

Building Automation System Administration – 25%

  • Ensures that the building automation system is properly maintained and operating correctly.
  • Analyzes full requirements of automation system, and check and test system components. Diagnose trouble or defects; determine corrective action and repair system.
  • Observes and tests malfunctioning systems to determine cause and appropriate corrective action; reads blueprints, schematics, wiring diagrams, and technical manuals as applicable to new installations or assigned service/repair orders.
  • Ensures compliance with and adherence to applicable codes, ordinances, building, and safety standards regarding automated controls installation, service and repair activities.
  • Monitors systems functioning for the purpose of recognizing potential problems; addresses such accordingly.
  • Performs system checkout and leads in automation systems startups with in-house staff , contractors, vendors, and consulting engineers.

Special Projects – 25%

  • Participates in meetings, workshops, training, and seminars, as assigned for the purpose of conveying and/or gathering information required to perform job functions.
  • Participates in the commissioning of new and retrofitted building controls to ensure compliance and systems integrity are maintained
  • Conducts self-study and attend training to maintain and improve technical proficiency in Building Automation Systems to include all applicable codes
  • Trains employees on fire and life safety systems
  • Assist and participate in special projects as assigned
  • Other duties as assigned

Leadership – 10%

  • Provides supervision of Building Automation Technicians I and IIs in the absence of the Facilities Manager.

  • Actively manage staff personnel and assures that each is treated with respect and fairness and that each is provided with tools and knowledge to perform their duties.

Qualifications

Education and Work Experience

  • High School Diploma or GED required.
  • Bachelor’s degree required or equivalent experience
  • Trane Summit 103 and/or Siemens BAU-3035 training preferred.
  • Associate's degree in Electronics or other related field, 3-5 yrs. building automation service experience, or combination of education and experience required.
  • Skilled in programming, job start-up and checkout, and troubleshooting. Building automation technician and programming background preferred.

Knowledge

  • Computer skills:  Has understanding and experience with the use of basic Windows program and Microsoft products such as Word, Excel, Power Point, Word and Outlook Email. 
  • Knowledge of instrumentation troubleshooting and preventative maintenance is required. 
  • Strong analytical abilities for understanding and interpreting building system documents, prints and layouts are required.
  • Ability to read and understand control drawings, electronic schematics, electrical diagrams and construction drawings.
  • In-depth knowledge of electronic, electrical and mechanical systems and digital and pneumatic controls.
  • The ability to operate tools and equipment with a skill level that is typically acquired through trade and/or vocational schools.
  • Must be proficient and possess knowledge of:
    • Theory of electrical, HVAC, and/or refrigeration systems.
    • Materials, methods and tools used in the operation and repair of electrical, heating, air-conditioning and/or refrigeration systems.
    • Air compressor and pneumatic control operation, installation, maintenance and repair.
  • Must have the ability to:
    • Calibrate systems.
    • Perform preventive maintenance and routine servicing of equipment.
    • Operate specialized machinery, equipment and tools utilized in the repair, installation and maintenance of heating, ventilation, air-conditioning and refrigeration systems.
  • Communicate and follow up effectively both orally and in writing.
  • Work cooperatively with others and also independently with little direction.
